What the Arizona sun does to shingles
Asphalt shingles are protected by a layer of mineral granules. Years of intense sun and heat wear those granules away and dry out the asphalt underneath, so shingles get brittle, curl at the edges, and crack. Signs to watch for: granules collecting in gutters or at the bottom of downspouts, shingles that look patchy or darker in spots, and edges or corners that are lifting.
Monsoon wind and shingles
Strong monsoon gusts get under lifted or brittle shingles and can crease them or tear them off. A missing shingle leaves the underlayment and roof deck exposed to the next storm, and wind-driven rain can then work its way in. After a big storm, look at the roof from the ground, especially along ridges, edges, and the side that took the wind. If you see missing pieces, debris, or new stains inside, call for a free inspection.

What a free shingle roof inspection covers
We look at the shingles themselves (granule wear, curling, cracks, and any that are missing or lifted), then at the places leaks usually start: flashing at walls and chimneys, valleys, ridge caps, and every pipe and vent that comes through the roof. If there are stains inside, we trace them back to the source. You get a plain-English explanation of what we found and a written estimate. No high-pressure sales.
Repair, coat, or replace
Scattered damage on an otherwise healthy roof is usually a repair. If the roof is aging but still sound, a waterproof, heat-reflective coating after the needed repairs is preventive maintenance that seals small cracks and seams and reflects the sun instead of soaking it up. When the shingles are worn out across the roof, patching stops making sense, and we’ll tell you so. Whatever we recommend is spelled out in a written estimate, so you can compare options without pressure. Our work comes with a warranty; terms are in your written estimate.
